Whether you own a saltbox in Chatham you've kept in the family for three generations, or a Wellfleet cottage you rent out for July and August, an irrigation system on the Cape is a different animal than the same system in Worcester or Weston. Salt air, sandy soil, hard freezes, seasonal occupancy, town-by-town water restrictions, wetland buffers, and Title 5 septic considerations all shape what a good system looks like — and what a bad install will cost you.

Why Cape Cod irrigation is its own thing
Four realities dominate irrigation on the Cape:
- Sandy, fast-draining soil. Most Cape lawns sit on glacial outwash — coarse sand that drains almost as fast as you can water it. A long, deep soak that works in a clay-heavy Boston suburb mostly runs past the root zone here.
- Salt-laden air. Wind off the bays and the Sound corrodes exposed metal fast. Components that last a decade inland can fail in a few seasons within a half-mile of the water.
- Hard, humid winters. Freeze depth is real. Any water left in lines, valves, or backflow devices in November is a repair bill in April.
- Seasonal and absentee ownership. A large share of Cape homes are second homes or summer rentals. A leaking zone that runs unnoticed for a week isn't just a water bill — it's often a septic and turf problem too.
Layer on wetland buffers, historic district rules in villages like Sandwich and Yarmouth Port, and the once-a-summer drought restrictions most Cape towns enact, and it becomes obvious why a "standard" irrigation design isn't quite right here.
Getting water to the landscape: town water vs. private well
Most of the Upper and Mid-Cape is served by municipal water; many Outer Cape homes still run on private wells. The distinction matters for irrigation:
- Town water systems typically require a backflow prevention device (commonly a pressure vacuum breaker or a reduced-pressure zone assembly) to protect the drinking water supply from anything that might siphon back through a sprinkler head. Massachusetts plumbing code and local water departments generally require an annual test by a certified tester — confirm the exact device and testing cadence with your town's water department.
- Well water eliminates the town's backflow requirement but adds its own concerns: pump capacity, sediment, iron staining on siding and fences, and — near the coast — some risk of chloride creep. If your well is close to salt water, ask about a recent chloride test before you commit to a large system.
Either way, insist on a system designed around your actual available flow (measured in gallons per minute at operating pressure), not a rule of thumb.
Sandy soil changes the schedule
Because Cape soils drain so quickly, the right answer is usually shorter, more frequent cycles rather than one long soak — often called "cycle and soak." A well-programmed controller might run a rotor zone for eight minutes, pause thirty, and run another eight, letting water actually reach the roots instead of running through.
A good irrigation pro will:
- Audit precipitation rate by zone (mist heads deliver very differently than rotors).
- Group heads by plant type, not just by geography — turf, shrub beds, and vegetable gardens want very different schedules.

A system installed with builder-grade parts in Osterville will look tired by year five. The premium for coastal-appropriate components is usually a small fraction of the total install — and it pays for itself the first time you avoid a mid-August service call.
Water restrictions and smart controllers
Most Cape towns enact some form of outdoor water use restriction during the summer — commonly odd/even day schedules, hand-watering-only during declared droughts, or hour-of-day limits. These rules vary by town and by year, so check your own water department's current bylaw before you set a schedule.

Typical timing on the Cape is late October into November, before a sustained hard freeze. Spring startup is usually April into May, with a pressure test, head-by-head walk-through, and (for town water) an annual backflow test. Ask whether both visits are included in your service agreement or billed separately.
Second homes, rentals, and absentee owners
If you're not on the property in shoulder seasons, a few features become genuinely worth the money:
- Flow sensors that shut the system down if a broken head is dumping water.
- Wi-Fi controllers with alerts to your phone.
- A trusted local pro with a key, a code, or after-hours contact.
- A written seasonal calendar so startup, mid-season check, and blowout happen without you chasing anyone.
For rental properties, a mid-season inspection between turnovers pays for itself the first time it catches a head a guest ran over with a beach cart.
Historic districts, wetlands, and septic
Three Cape-specific overlays that catch homeowners off guard:
- Historic District Commissions in many villages can weigh in on visible equipment — above-ground backflow enclosures, controller boxes, even bed edging. Ask before you install, not after.
- Conservation Commissions regulate work within wetland buffer zones (commonly a hundred feet from a resource area, with additional no-disturb zones inside that). Trenching for irrigation lines near a marsh, pond, or coastal bank may require a filing. A pro who works on the Cape should know your town's process; if they shrug, that's a sign.
- Title 5 septic systems. Don't over-irrigate the ground above your leach field — saturated soil ruins its ability to treat effluent. A good design routes zones around the leach area, not over it.

- Do you self-perform, or will subcontractors be on my property?

Red flags
- Door-knock sales pressure with a "today-only" price.
- No written estimate or scope of work.
- Vague answers about backflow testing.
- Cash-only, no invoice.
- Reluctance to name recent Cape references.
- Promising specific rebate dollars without pointing you to the program page.
Rough cost expectations
Cape irrigation pricing varies with zone count, lot size, obstacles (mature trees, ledge, hardscape), and whether you're on well or town water. Rather than quote figures that go stale, we recommend getting two or three written bids that break out: design, materials, labor, backflow device and any required permits, and first-year service. Annual services (spring startup, blowout, backflow test) are commonly bundled — ask for the bundled price and the à la carte prices so you can compare apples to apples. How to vet a Cape irrigation pro
The short version: ask for two Cape references from properties like yours (a year-round Falmouth ranch and a seasonal Truro cottage are very different jobs), confirm insurance and backflow certification directly, walk the property with the estimator before signing, and get everything — including winterization — in writing.
