Cape Cod Electrical 101: A Homeowner's How-To Guide for Safer, Smarter Wiring by the Sea

Why Cape Cod Electrical Work Is Different

If your house sits between the bridges and the bluffs, your electrical system lives a harder life than the same panel would in Worcester. Salt air eats copper. Nor'easters knock the grid sideways. Older Capes, antique farmhouses, and 1970s seasonal cottages were wired for a very different world — one without heat pumps, EV chargers, induction ranges, or 18 streaming devices.

This guide is the field-tested checklist we wish every homeowner (and every newer electrician moving to the Cape) had on day one. Screenshot it. Share it. Tape it inside the panel door.


1. Start With a Real Panel Assessment

Before you touch a switch, know what you have.

  1. Find your main panel and read the label. Look for the brand, amperage (60A, 100A, 150A, 200A, 400A) and year if visible.
  2. Flag known problem brands. Federal Pacific Stab-Lok, Zinsco, and certain Challenger panels have well-documented failure histories. If you see them, get a licensed electrician out — don't wait.
  3. Open the dead-front cover only if a licensed pro is present. Live bus bars are not a DIY zone.
  4. Photograph the panel directory. Half of Cape panels we see are mislabeled or blank.
  5. Check for rust, green corrosion, or a chalky white film. That's the salt air talking.

Quick Tip: Homes within ~1 mile of saltwater corrode panel components 2–3x faster than inland homes (anecdotally — your mileage varies with prevailing winds and lot exposure). Plan to inspect annually, not every 10 years.


2. Match Your Service to the Way You Actually Live

A 100-amp service was plenty in 1985. Today it's the most common bottleneck we see on the Cape.

You likely need a 200-amp upgrade conversation if you're adding any two of these:

  • Heat pump or mini-split system
  • EV charger (Level 2)
  • Induction range
  • Hot tub or pool heater
  • Whole-house generator or large battery backup
  • Detached garage, ADU, or workshop subpanel

Steps to scope it out:

  1. List every major appliance and planned upgrade for the next 5 years.
  2. Ask your electrician for a load calculation (NEC Article 220) — not a guess.
  3. Coordinate with Eversource early. Service upgrades on Cape Cod often require utility scheduling, and summer lead times get long fast.
  4. Pull permits through your town's wiring inspector before any work begins.

3. Get GFCI and AFCI Protection Right

Moisture is the Cape's signature ingredient, and code has caught up to it.

GFCI (Ground-Fault Circuit Interrupter) — required in:

  • Kitchens, bathrooms, laundry, garages, unfinished basements
  • All outdoor receptacles
  • Outlets within 6 feet of any sink, tub, or wet bar
  • Boathouses, docks, and pool/spa areas (with specific extra rules)

AFCI (Arc-Fault Circuit Interrupter) — required in: most living-area circuits in new construction and many remodels under current Massachusetts amendments to the NEC.

  1. Test every GFCI monthly — push TEST, then RESET. If it doesn't trip, replace it.
  2. Replace any outdoor receptacle that shows pitting, blackening, or a stuck reset button.
  3. Use in-use ('bubble') covers outdoors, not flip-lid covers, on anything that stays plugged in.

Quick Tip: A tripping GFCI is doing its job. A GFCI that won't reset is telling you there's a real fault upstream — don't tape it open, find the cause.


4. Build a Coastal Storm + Surge Strategy

Between hurricanes, nor'easters, and blue-sky Eversource voltage sags, surges are constant here.

Layered protection looks like this:

  1. Whole-house surge protective device (SPD) mounted at the main panel — Type 2 is the standard residential choice.
  2. Point-of-use surge strips on anything expensive: TVs, computers, induction cooktops, heat-pump air handlers, well pumps.
  3. A transfer switch or interlock kit if you run a portable generator. Backfeeding through a dryer outlet is illegal, kills line workers, and voids insurance.
  4. Standby generator (propane is most common Cape-side) with a properly sized automatic transfer switch (ATS) for full-house or essential-loads coverage.
  5. Battery backup (e.g., Tesla Powerwall, Enphase, Franklin) — increasingly paired with solar and time-of-use rates.

Quick Tip: If your lights flicker every time the well pump kicks on, that's a sign of voltage drop or a tired neutral — not 'just how the house is.' Get it checked.


5. Respect the Old Wiring in Old Houses

A huge share of Cape housing stock predates 1970. That means you may be living with:

  • Knob-and-tube (K&T) wiring — no ground, brittle insulation, dangerous when buried in modern blown-in insulation.
  • Cloth-jacketed NM cable — often crumbling at the panel and junction boxes.
  • Aluminum branch wiring (mostly mid-60s to mid-70s) — safe when terminated correctly with COPALUM crimps or AlumiConn connectors, dangerous when ignored.
  • Two-prong ungrounded outlets — replacing them with three-prong without adding a ground is a code violation and a liability issue at resale.

Action steps:

  1. Get a documented inspection if you suspect K&T — many insurers in MA will not renew without remediation.
  2. Never bury K&T in insulation. Period.
  3. If you have aluminum, do not swap devices yourself. Use a licensed electrician familiar with approved terminations.
  4. For ungrounded outlets, options are: rewire the circuit, install a GFCI with a 'No Equipment Ground' label, or leave as two-prong.

6. Plan for EVs, Heat Pumps, and the Electrified Future

Mass Save and state-level incentive programs continue to push electrification on the Cape, and the wiring side is where projects stall. (Specific rebate amounts and eligibility change frequently — verify current Mass Save offers before promising a number to a client or budgeting a project.)

For any electrification project, walk through:

  1. Load calc first, equipment second. Don't size the EV charger or heat pump before you know what the panel will hold.
  2. Dedicated circuits for EV chargers (typically 40A or 50A for Level 2).
  3. Disconnect locations for outdoor heat-pump condensers — code requires a service disconnect within sight.
  4. Smart panel options (Span, Lumin, Leviton Load Center) can sometimes avoid a service upgrade by managing loads dynamically.
  5. Permit + inspection through the town wiring inspector for every one of these.

When to DIY vs. Call a Pro

Fair game for a confident homeowner:

  • Replacing a like-for-like light fixture with the breaker off and tested dead
  • Swapping a standard receptacle or switch (same amperage, same circuit type, ground present)
  • Resetting tripped breakers and testing GFCIs
  • Installing smart thermostats on existing low-voltage wiring
  • Replacing bulbs, smoke alarm batteries, and cover plates

Call a licensed Massachusetts electrician for:

  • Anything inside the main panel or meter socket
  • Service upgrades, new circuits, or new panels
  • Aluminum wiring, knob-and-tube, or unknown vintage wiring
  • Generator and transfer switch installation
  • EV chargers, heat pumps, hot tubs, pools, docks
  • Any work that requires a wiring permit — which, in Massachusetts, is essentially all new work and most repairs beyond simple device swaps

Quick Tip: In MA, only a licensed electrician (Journeyman or Master) can legally perform most electrical work for hire, and permits must be pulled before the work — not after. If a 'handyman' offers to rewire your kitchen for cash, that's a red flag for your safety and your homeowner's insurance.
