Showing Dennis
Mid Cape
Dennis is five villages wearing one town name — Dennis Village on the bay side with its old 6A houses and the Cape Playhouse, East Dennis with Sesuit Harbor and the flats, South and West Dennis along the river, and Dennis Port down on the sound with its cottage colonies and beach-town main street. Climb Scargo Tower and you can see the whole arrangement at once: bay on one side, sound on the other, and a town that's been quietly hosting American summers since before the Playhouse gave Bette Davis her start.
Dennis is a small market with a wide personality range — which means the medians swing month to month, so treat any single number as a snapshot, not a verdict. In August 2026, the median sold price was $995,000, with homes averaging 36 days on market and 76 active listings (Movoto market trends, data as of Sept 2, 2026). Under that one number sit five different markets: a Dennis Port cottage and an East Dennis waterfront near Sesuit are different animals, and a few bay-side sales can move the town median substantially in either direction. A local agent who knows the villages will read it better than any chart — that's what the realtors serving Dennis are for.
Dennis's certified FY2026 tax rate is $4.29 per $1,000 of assessed value — among the lowest on Cape Cod, and it applies to all property classes (Town of Dennis, Assessing Department). Low rate, rising values: run the math on the parcel, and confirm exemptions and current policy with the Assessing Department before you budget.
Dennis shares the Dennis-Yarmouth Regional School District with neighboring Yarmouth. The district runs the Ezra H. Baker Innovation School, Station Avenue Elementary and Marguerite E. Small Elementary, Dennis-Yarmouth Intermediate School, Dennis-Yarmouth Middle School, and Dennis-Yarmouth Regional High School (dy-regional.k12.ma.us). Two towns, one district, one set of Bearcats.
Dennis is dead center on the Cape: Route 6 crosses the top, 6A ambles along the bay through the historic village, 28 runs the sound side through Dennis Port. Off-season, Boston is a manageable drive; in summer, you learn the exits and the hours like everyone else. The Cape Cod Rail Trail starts (or ends, depending on your politics) right here in South Dennis, which locals will tell you is the correct way to get to Nickerson without touching Route 6. CCRTA buses run the 28 corridor.
The honest version: Dennis Port in January is shuttered-cottage quiet, and the sound-side ice cream lines are a memory. But the bay side keeps its rhythm — the flats at low tide are arguably better in November, empty and gold — and the year-round community is real: town meeting, a working harbor at Sesuit, and neighbors who measure tenure in decades. The Playhouse and the Cape Cinema give the off-season something to do after dark, which not every Cape town can say.
(None of these are reasons not to buy — they're the questions a good local agent raises in the first conversation. Ask them.)
Summer runs on ritual here: a show at the Cape Playhouse — America's oldest professional summer theater — sunset at Corporation Beach, fried clams in Dennis Port, and the climb up Scargo Tower for the view you'll send everyone. Sesuit Harbor stays busy with boats and lobster rolls into the fall. Our Dennis guides cover the rest — the flats, the back beaches, where to eat after.

List yourselfOn Cape Cod, a good realtor isn’t a salesperson — they’re a translator. This is a place where two houses a quarter-mile apart can live in different worlds: one on town sewer, one on a septic system with its own rules; one a five-minute walk to a bay beach, the other backing onto conservation land that will never be built on. The MLS listing won’t tell you that. A local agent will — usually in the first five minutes.
The Cape’s fifteen towns aren’t interchangeable, and neither are their villages. The person who knows why Osterville and Marstons Mills feel like different planets despite sharing a town line, or what “close to the beach” honestly means in February, has usually spent years learning it — at town meeting, at the transfer station, in line at the fish market. That knowledge is exactly what you can’t Google.
Town fluency.
School routes, road noise, summer traffic patterns, which neighborhoods empty out after Labor Day and which ones stay lit all winter.
The unglamorous essentials.
Septic and Title 5, flood zones and insurance realities, well water, conservation setbacks, short-term-rental registration — the things that decide whether a charming listing is actually a good buy. A local agent raises them before you have to ask.
The off-market Cape.
Small towns run on relationships. Agents hear about the cottage that’s “thinking about selling” long before a sign goes up.
Year-round honesty.
Anyone can sell you July. The agents worth knowing will tell you what the same street feels like in January — and who that’s perfect for.
A network that outlasts the closing.
The plumber who actually answers in August, the builder who knows the town’s building department by first name. Your agent’s contact list becomes yours.
