A village in the Town of Barnstable
Cotuit is the village at the western edge of Barnstable that feels like it's slightly off the map — on purpose. It's among the smallest of the seven villages, about five square miles wrapped by Popponesset Bay, Cotuit Bay, and the Santuit River, with a rustic, laid-back character its residents defend (ARTS Barnstable — Cotuit). It's famous for three things, in roughly this order: its oysters, its summer baseball, and the fact that nobody's in a hurry.
Cotuit doesn't get its own line in most public trackers, so the numbers here are Barnstable-wide: in August 2026, the town's median sold price was $949,000, with homes averaging 55 days on market and 54 active listings (Movoto market trends, data as of Sept 2, 2026). A small village means very few sales in any month, so Cotuit's own numbers would swing even harder — and a bay-front house on the point and a wooded lot near Santuit Pond are different markets entirely. A local agent who knows the village will read it better than any chart; that's what the realtors serving Cotuit are for.
Cotuit pays Barnstable's FY 2026 town rate of $6.80 per $1,000 for residential, plus the Cotuit Fire District rate of $2.07 — about $8.87 per $1,000 combined. Primary residents can apply for the town's 30% residential exemption, worth $274,787 of assessed value in FY26 (Town of Barnstable, FY 2026 Tax Rates). The Cotuit Fire District also runs the village's water service (Barnstable Water Resources), so district bills matter twice here — confirm any parcel with the town's Assessing Division before you budget.
Cotuit is served by Barnstable Public Schools. There's no elementary school in the village itself; the nearest K–3 options are West Villages Elementary and, for grades 4–5, Barnstable United School, both on Osterville–West Barnstable Road in Marstons Mills, followed by Barnstable Intermediate School (6–7) and Barnstable High School (8–12) in Hyannis (Barnstable Public Schools — Our Schools). Confirm current assignment for any address with the district.
Route 28 runs along the top of the village, and the Santuit area along it holds most of the commercial life. Mashpee Commons is a short drive west, and Hyannis — hospital, airport, island ferries, the Hyannis Transportation Center — is a longer haul east than from the other south-side villages. Cotuit's own streets are the reward: narrow, tree-lined, and quiet enough to bike to the water. Summer boat traffic on Cotuit Bay is its own kind of rush hour. Confirm current CCRTA and seasonal schedules before you count on transit in the off-season.
Cotuit has a library, a nine-hole golf course, family-owned businesses, and the Historical Society of Santuit & Cotuit, which looks after the village's historic homestead museum (ARTS Barnstable — Cotuit). The honest version: it's a village that runs on its own clock, and for groceries and errands you'll usually be driving to Mashpee or Hyannis. That's the trade most residents make gladly — a small, close-knit place where the town dock and the ballpark are the social calendar.
(None of these are reasons not to buy — they're the questions a good local agent raises in the first conversation. Ask them.)
Summer nights belong to the Cotuit Kettleers at Lowell Park — the only Cape Cod Baseball League field in town maintained by private funds (Cotuit Kettleers). The Cahoon Museum of American Art and the Cotuit Center for the Arts keep the Route 28 side busy year-round, and Sampson's Island is a wildlife sanctuary you reach by boat or kayak (ARTS Barnstable — Cotuit). Our Barnstable guides cover the rest.

List yourselfOn Cape Cod, a good realtor isn’t a salesperson — they’re a translator. This is a place where two houses a quarter-mile apart can live in different worlds: one on town sewer, one on a septic system with its own rules; one a five-minute walk to a bay beach, the other backing onto conservation land that will never be built on. The MLS listing won’t tell you that. A local agent will — usually in the first five minutes.
The Cape’s fifteen towns aren’t interchangeable, and neither are their villages. The person who knows why Osterville and Marstons Mills feel like different planets despite sharing a town line, or what “close to the beach” honestly means in February, has usually spent years learning it — at town meeting, at the transfer station, in line at the fish market. That knowledge is exactly what you can’t Google.
Town fluency.
School routes, road noise, summer traffic patterns, which neighborhoods empty out after Labor Day and which ones stay lit all winter.
The unglamorous essentials.
Septic and Title 5, flood zones and insurance realities, well water, conservation setbacks, short-term-rental registration — the things that decide whether a charming listing is actually a good buy. A local agent raises them before you have to ask.
The off-market Cape.
Small towns run on relationships. Agents hear about the cottage that’s “thinking about selling” long before a sign goes up.
Year-round honesty.
Anyone can sell you July. The agents worth knowing will tell you what the same street feels like in January — and who that’s perfect for.
A network that outlasts the closing.
The plumber who actually answers in August, the builder who knows the town’s building department by first name. Your agent’s contact list becomes yours.

No. Sponsored agencies and agents appear in clearly labelled spots on town pages and beside the map, and their order rotates. The register itself stays in the same order for everyone.
